News: From choosing natural over artificial landscaping to creating an inhouse nursery, KLK Land encourages residents to live sustainably

The development arm of major multinational Kuala Lumpur Kepong Berhad, which was founded as a plantation company more than a century ago, KLK Land has rapidly become one of the country’s premier township developers since its inception in the 1990s.

In recent years, it has expanded its property footprint along the west coast of Malaysia, spanning from Kedar to Iskandar, but is still best known for its large-scale mixed-use projects.  

The firm’s most mature development to date, the Selangor-based Bandar Seri Coalfields, was recently awarded a Highly Commended in the Best Mega Township Category at the PropertyGuru Asia Property Awards (Malaysia) 2020 virtual event. Set for completion in 2030, the 1,000-acre integrated development will feature a mix of commercial space and public amenities, including educational institutes, a police station, private clubhouse and recreational areas like the 50-acre Central Park. The drawcard for many investors, of course, is the residential phases, the latest of which, North Haven Coalfields, boasts a series of high-profile projects.

Hemingway Residences is the latest addition to North Haven Coalfields. Housing 158 super link homes and 94 semi-detached properties, the low-density, landed hilltop development targets families and multi-generational households. Another recent addition to the residential phase, Ixora Residences consists of 226 units of two-storey terrace houses on freehold land with a residential title. With individual land areas of at least 22 by 75 feet, each unit comes with a minimum of four bedrooms and bathrooms. 

It is not only the quality of lifestyle amenities and plethora of living options, however, that appealed to the judging panel. In addition to its success in the Best Township category, KLK Land was also awarded for its efforts in sustainable design and corporate social responsibility, as well as picking up a winner’s trophy in the Special Recognition for Environmental, Social and Governance. 

“Creating an integrated, sustainable township is at the core of KLK Land, and praiseworthy efforts include running an inhouse nursery and turf farm, planting thousands of plants by the end of 2020, and replanting mature trees too,” the panel said. “Educational scholarships and employee development activities are provided to support their continuing quest to thrive.” 

The extent to which KLK prioritises sustainable design can be seen throughout the township. All houses, for instance, are built on levels with the original topography and natural contour of the land profile preserved. Elsewhere, ponds are designed in strategic locations to act as retention pools, as well as natural water features and recreational areas. Indeed, the landscaping elevates the greenbelt area of the development and Central Park.

Here, shrubs and tree species have been carefully selected for planting to provide a sense of security and natural landscaping that complements the network of walkways and bicycle paths. In fact, the project features an onsite nursery to nurture plants for the soft-landscaping of the township. 

“KLK Land builds residential communities that are safe and lifestyle-friendly through sustainable construction methods,” added the judges. “The natural terrain is favoured over an overabundance of artificial landscaping, minimising pollutants, while the sunlight influences the positioning of properties and saves resources, while proactive efforts future-proof by seeking to reduce soil erosion.”
